Coastal House Plans for Florida

Coastal house plans for Florida are published sets whose own record is coastal: the design is aimed at salt air, bright light, and life between the house and a porch or deck. "Coastal" is not a synonym for a lot with a seawall, and it is not a synonym for the High-Velocity Hurricane Zone.

Plans listed on this page are published stock sets only. Every stock set is unsealed. A Florida-licensed engineer or architect has to review it for the lot and seal it before a permit. A listing is not an HVHZ approval, not a hurricane rating, and not a promise that a permit will be issued.

No published plan matches this collection right now. Unpublished designs are left off this page on purpose.

Designs still in review are not listed, not priced here, and not for sale on this page. You can browse the catalog or ask about a commission.

Near the water is a range, not a single lot

A house three miles from the Gulf, a house in a coastal flood zone, and a house on a canal are three different engineering problems that share a mood in photographs. This collection uses the plan's own style, title, and tagline. If those fields do not say the design is coastal, the plan is not borrowed from the waterfront page to fill space.

If your lot touches the water and has a seawall or a dock in mind, use waterfront house plans for Florida. If the county is Miami-Dade or Broward, the coastal label changes nothing: read HVHZ house plans.

What the coast adds to an ordinary plan review

Salt air is hard on fasteners, flashings, and anything that was detailed for an inland subdivision. Flood insurance and the local floodplain map can force the living floor up, even when the rendering shows a slab at grade. Wind-borne debris protection can apply on the coast well outside the two HVHZ counties. A screened porch that looks light in a drawing may be the component that needs a product approval.

None of those are reasons to skip a stock plan. They are reasons the stock plan is a starting drawing. The Florida-licensed engineer or architect who seals the project is the person who matches the sheets to the map.

Indoor-outdoor rooms

Coastal plans in Florida earn their keep when the shaded outdoor room is large enough to use. That room might be a lanai, a deep porch, or a court. The name on the sheet matters less than whether the roof covers it, whether it is screened, and whether that screen is a structure. A decorative porch beam in a rendering is not a designed lanai.

Price and size

Coastal is a design family, not a price. A small published cottage and a large published house can both qualify if the record is coastal. Compare the stock price with how much house plans cost, and compare the construction problem, without a made-up cost per square foot, on the Florida cost-to-build guide.

Questions

What qualifies as a coastal Florida house plan on this page?

A published plan whose style, title, or tagline identifies it as coastal or a beach design. Waterfront plans are not copied here unless they also say that. Drafts are excluded.

Is a coastal plan approved for beachfront wind?

No. Coastal is a design description. Wind, flood, and opening protection are decided for the lot by a licensed professional. The plan is not hurricane-proof and not HVHZ-approved.

Are Palm Beach or the Panhandle in the HVHZ if the plan is coastal?

No. The HVHZ is Miami-Dade and Broward only. Other coastal places still have wind and flood rules, and those rules are not satisfied by a style name.

Do coastal plans include a sealed foundation for flood zones?

No. Stock sets are unsealed. Flood zone, finished floor, and foundation are site reviews. A slab detail in a stock set can be wrong for a coastal lot.

Can I use an entry cabin plan as a coastal Florida plan?

You can ask a local professional whether the geometry is worth adapting. This page will not list it as coastal, and the entry plan is not an HVHZ document.

Tell us which coast, and which county

County and flood zone matter more than the word coastal. If you have a survey, say so. We will not guess an HVHZ status from a town name.
