Signed and Sealed House Plans for Florida
Signed and sealed house plans, in the way this studio sells them, are not a separate catalog of pre-approved houses. They are an optional second purchase: after you buy a qualifying high-end CAD set, the studio collects your survey and lot information, adapts the set to that lot, and a Florida-licensed professional engineer reviews and seals it.
This service is purchased after a qualifying CAD set. It is not included in a PDF download. Stock files stay unsealed until the site-specific review is finished. About two weeks is an estimate, not a guarantee. The scope depends on the lot and on the professional review. The service is not an HVHZ certification and it is not a permit.
1 published CAD set offer this upgrade after purchase. Each upgrade price is the price stored on that plan.
Published CAD sets that offer the upgrade
The order of the purchase
The CAD set comes first. On a qualifying high-end GCES set, that stock CAD price is $3,999. The signed-and-sealed service is an additional $3,999, charged after that purchase, not instead of it. You cannot add this upgrade to a bare PDF from the entry collection, and a lower-priced plan is not assumed to qualify.
A qualifying set is listed in the block above only when that plan is published and the plan record itself carries the upgrade price. If the block says nothing is published, the dollar figures on this page are the studio's price for the service tier. They are not a hidden listing of an unreleased house.
- Buy the qualifying CAD set and wait until that order is paid.
- Open the order and add the signed-and-sealed upgrade.
- Send the survey and the lot information the form asks for: address, parcel, lot dimensions, setbacks, flood zone, and notes.
- The set is adapted to that lot and reviewed. The status path runs from survey received, to adaptation, to the engineer, to sealed, to delivered.
What "about two weeks" means
About two weeks is the studio's usual estimate from the time your survey is received. It is an estimate, not a guaranteed date. The professional's scope can change when the survey shows a flood elevation, a soil condition, a narrow setback, or a wind exposure that the stock sheets did not assume. If the scope changes, the schedule and the work can change with it.
Delivery of sealed files happens through your order page after the sealed documents are uploaded. The stock CAD files you downloaded earlier remain the unsealed set.
How this differs from hiring your own engineer
Many buyers should hire a local Florida-licensed engineer or architect themselves. That path is described on Florida house plans with an engineering stamp. You buy the stock set, usually with CAD so the reviewer can edit it, and that professional seals the work under their own agreement with you. The studio is not in that contract.
The service on this page is narrower. It is the studio coordinating lot adaptation and a Florida professional engineer's seal for a CAD set that already offers the upgrade. It is not a stamp you can clip onto every cheap plan, and it is not a certification that the house is safe in a named storm.
| Your local engineer or architect | Studio signed-and-sealed upgrade | |
|---|---|---|
| When | Required before permit for any stock set you want to build | Optional, and only after a qualifying CAD purchase |
| Who contracts | You hire the Florida licensee directly | You buy the upgrade from the studio; a Florida-licensed professional engineer reviews and seals |
| Price | Set by that professional | Additional $3,999 on a qualifying high-end GCES / D01-tier CAD set |
| What is adapted | Whatever scope you agree with them | The purchased set, adapted to the survey and lot information you submit |
| HVHZ | Their project-specific assessment | Not an HVHZ approval and not a hurricane-proof claim |
What we need from the lot
The upgrade is site-specific, so the stock sheets are not simply reprinted with a seal on the title block. The workflow collects the survey and the lot facts, then adapts the plan. If a fact is missing, the review waits. A photograph of the street is not a survey.
- Survey documents, as PDF or images, showing the parcel you intend to build on.
- Address, parcel identifier, lot size, and the setbacks you have been given.
- Flood zone, if you know it, plus notes about easements, seawalls, or trees the survey already shows.
- A clear statement if the lot is in Miami-Dade or Broward. Those counties are a different design problem, explained on the HVHZ page.
What this upgrade is not
It is not included in a $49 or other entry PDF. It is not a way to relabel an Etsy Studio plan as an HVHZ set. It is not engineering calculations published on this website, and the studio does not publish a license number or a personal seal here. For the county rules that a seal does not replace, read HVHZ house plans and hurricane resistant house plans.
Questions
How much do signed and sealed house plans cost in Florida through this studio?
On a qualifying high-end GCES CAD set, the CAD set is $3,999 and the signed-and-sealed service is an additional $3,999 after that purchase. Lower-priced plans are not automatically eligible for the same upgrade. If a published plan offers the upgrade, its own stored price is shown on this page.
Can I buy the seal without the CAD set?
No. The upgrade is offered from the order page of a paid CAD-set order for a plan that includes the upgrade. A PDF-only purchase does not open that checkout.
Is the two-week turnaround guaranteed?
No. About two weeks after the survey is received is an estimate. Site conditions and the professional's scope can make the work take longer.
Does the seal mean the house is HVHZ-approved?
No. A seal is the licensee's mark on the work they reviewed for that site. It is not a Miami-Dade or Broward product approval, and it is not a claim that the house is hurricane-proof or that a permit is guaranteed.
What if my plan is not on the list above?
Then that plan is not a published qualifying CAD set. Unpublished designs are omitted on purpose. You can still hire your own Florida-licensed engineer or architect to review a stock set you did buy, or ask the studio about a custom scope.
