House Plans with a Lanai

House plans with a lanai treat a covered outdoor room as part of the living area. In Florida that room is often screened, often reached from the kitchen or the main room, and often used more than the formal living room. This page lists a published plan only when its own record says lanai. A front stoop, a back patio without a roof, or a porch that the plan never names, is not relabeled to match the search.

Plans listed on this page are published stock sets only. Every stock set is unsealed. A Florida-licensed engineer or architect has to review it for the lot and seal it before a permit. A listing is not an HVHZ approval, not a hurricane rating, and not a promise that a permit will be issued.

No published plan matches this collection right now. Unpublished designs are left off this page on purpose.

Name the room correctly

A patio can be a slab outside a door. A porch can be a covered entry. A lanai, as this studio uses the word, is the outdoor room you furnish: deep enough to sit out of the rain, tied to the kitchen or the main room, and drawn with a roof structure rather than a graphic shadow. If the plan does not call it a lanai, it is not filed here, even if you could put a chair outside.

Screen or no screen is a second decision. A screen enclosure keeps insects out and it is a structure in wind. It can be a separate product with its own approval, especially in a wind-borne debris region and in the HVHZ. The architectural plan does not approve that product by showing a dotted screen line.

Sun, rain, and which way it faces

A lanai on the west without a deep roof is a hot slab at the end of the day. A lanai that shares the kitchen wall lets the house live larger without conditioned area. A lanai that is also the roof over a courtyard pool has to drain and has to coexist with the pool barrier. Those are planning choices worth making before you buy, because moving the lanai later moves beams, posts, and usually a window schedule.

Courtyard pools have their own collection: Florida house plans with a courtyard pool. Mediterranean plans that turn inward are on Mediterranean house plans for Florida.

Structure and the seal

The lanai roof is part of the load path. Posts, beams, and the connection back into the house have to be designed for the wind the site actually has, including uplift. A pretty double-height outdoor room can be the element a reviewer spends the most time on. The stock set is unsealed. The Florida-licensed engineer or architect who seals the house seals this room too, or tells you the room has to change.

An impact-rated wall of doors between the lanai and the air-conditioned house is a product choice. If the lanai is screened and not enclosed, those doors may be the exterior wall for wind purposes. Do not assume the screen is the weather wall.

One story and the outdoor room

On a single-level plan the lanai is usually on the same slab idea as the house, which is exactly what a flood zone may prohibit. Check the lot before you assume the indoor and outdoor floors align. One-story Florida plans are collected on one-story Florida house plans.

Questions

When is a plan listed as a house plan with a lanai?

When it is published and the plan record uses the word lanai. A generic porch or patio is not renamed to match the search. Unpublished plans are not listed.

Is the lanai screened and impact-rated?

Not by default. Screening and impact-rated products are specific assemblies. The stock plan does not approve them for your wind zone, and a screen is not a substitute for opening protection on the conditioned house.

Does a lanai count as heated square footage?

Usually it is outdoor area and should not be mixed into the heated area. Use the plan's published floor area. This page does not inflate square footage by adding the outdoor room.

Can I add a lanai to a plan that does not have one?

That is a modification of the roof and the wall it springs from. Ask for a quote. It is not a box you can tick on an entry PDF.

Are lanai plans sealed for Florida?

No. They are unsealed stock sets. A local Florida-licensed engineer or architect has to review and seal them before permit.

Screened, open, or facing a pool are different roofs. County and lot width help more than a style word.
