Mediterranean House Plans for Florida
Mediterranean house plans for Florida, in this studio's collection, means a published plan whose own record is Mediterranean: the massing, the roof, and usually a court or a shaded outdoor room. The style is a way of building. It is not a Florida Building Code classification and it is not an HVHZ label.
Plans listed on this page are published stock sets only. Every stock set is unsealed. A Florida-licensed engineer or architect has to review it for the lot and seal it before a permit. A listing is not an HVHZ approval, not a hurricane rating, and not a promise that a permit will be issued.
No published plan matches this collection right now. Unpublished designs are left off this page on purpose.

What the style asks of the structure
A Florida Mediterranean house is usually recognized by stucco walls, a hip or mixed hip roof, a heavier roof covering such as clay or concrete tile, and a plan that turns inward toward a court. Those are design facts with structural consequences. Tile weighs more than a light metal roof. The hip geometry changes the ridge, the hips, and the way wind moves over the roof. A reviewer sizes that. The style name does not.
Stucco is a finish. On concrete block it is a common Florida assembly. On wood frame it is a different assembly. The plan's wall field is the fact to read. If the sheets say wood studs, the house is not a concrete-block house because the rendering looks like stucco.
Courts, shade, and rain
The useful Mediterranean plan in Florida is organized around shade. A court, a loggia, or a lanai is where the house is actually lived in for much of the year. The court has to drain. Water that falls inside a U-shaped house needs a path out, scuppers or drains that do not pond against a door, and a floor elevation that still works if the site is in a flood zone.
If the court contains a pool, the plan belongs on Florida house plans with a courtyard pool as well, and the pool is its own engineering scope. A rear-yard pool on a waterfront lot is not automatically a courtyard plan.
Florida climate is not a style upgrade
Humidity, afternoon rain, and sun are why these houses have deep overhangs, covered entries, and outdoor rooms. They are also why roof drainage, window flashing, and termite-resistant detailing matter. None of that is settled by choosing a Mediterranean thumbnail. The local professional still confirms wind, flood, energy, and the products you will actually install.
Coastal exposure and a true waterfront lot are related but not the same collection. Compare coastal house plans and waterfront house plans before you assume a tiled roof means the lot can face open water.
How to read a listing
Use the card for the facts the plan actually stores: floor area, stories, beds and baths when the record has them, footprint, wall description, and the stock price. If a fact is blank, the studio has not published it. Do not fill the blank from a similar house you have seen elsewhere.
One story versus two stories changes stairs, roof span, and how a court sits in the middle of the plan. One-story Mediterranean plans that also qualify as Florida-oriented are cross-listed with the one-story collection.
Questions
What makes a plan a Mediterranean Florida house plan here?
The published plan record has to identify it as Mediterranean. A stucco-colored rendering, by itself, is not enough, and an unpublished study is not listed.
Does a tile roof mean the plan is engineered for Florida wind?
No. A tile roof is a heavier covering and a product that has to be specified and fastened for the site. The stock set does not approve the tile, the underlayment, or the wind pressures for your lot.
Are Mediterranean plans HVHZ-ready?
No. Style is not an HVHZ status. Miami-Dade and Broward projects need project-specific design and product approvals.
Can the signed-and-sealed upgrade be added to a Mediterranean PDF?
Only if that specific plan is a qualifying high-end CAD set that offers the upgrade. A Mediterranean label does not make an entry PDF eligible.
Do you list courtyard and lanai plans separately?
Yes, when the published record actually includes a courtyard pool or a lanai. Those pages do not borrow plans that merely have a back porch.
