Florida House Plans with an Engineering Stamp
Florida house plans with an engineering stamp are stock drawings plus a local professional's seal, not a special PDF in the shopping cart. Guini stock sets are unsealed. The stamp exists only after a Florida-licensed engineer or architect reviews the project and signs the work they are willing to own.
These notes are general education from Guini Design Studio, owned and operated by Guini Productions LLC. They are not a site-specific engineering or architectural opinion, and they are not a permit review.
What the stamp is
The stamp, or seal, is the mark of a licensed professional on documents they prepared or reviewed. It identifies who is responsible for that engineering or architectural work. It is applied to a specific set, for a specific scope, usually for a specific site. It is not a logo the plan seller adds in a title block to make a download look official.
Guini Productions LLC sells the drawings. The studio does not put a stock seal on a file at checkout. Engineer-signature add-ons, when a plan offers them, and the separate signed-and-sealed upgrade, when a qualifying CAD set offers it, are additional scoped services. A basic download never includes them.
Who you hire
For a house you want to permit in Florida, a Florida-licensed engineer or architect has to review the drawings and seal what the building department requires. Which discipline seals which sheet is their decision and the department's. Structural work, energy compliance, mechanical design, and a pool are often different scopes. This site does not assign that work to a named person, and it does not publish a license number.
Choose someone who will look at your lot. A seal copied from another county, another flood zone, or a previous buyer's house is not your permit set. The professional's agreement should say what they will review, what they will not, and what they need from you before they start.
- The stock PDF, and the CAD files if you bought them. CAD is what lets a reviewer edit the model instead of redrawing it.
- A survey. Lot width and depth from a listing photo are not enough.
- Flood information, zoning setbacks, and any easements already on the survey.
- The code edition the department will apply. In November 2026 the 8th Edition (2023) is the edition the Florida Building Commission shows as effective, and the 9th Edition (2026) is scheduled for December 31, 2026.
- A direct answer on whether the parcel is in Miami-Dade or Broward.

What reviewers commonly have to change
A careful stock set can still be wrong for a lot, because the lot was not the lot on the original sheets. People are often surprised that the plan's beauty is not the issue. The issue is the foundation, the floor elevation, the bracing, the opening pressures, or the energy forms.
- Flood elevation that forces the finished floor up, which changes stairs, foundation, and sometimes the whole one-story assumption.
- Soil that will not support the slab or footing the stock sheets show.
- Wind exposure across open water or a treeless lot, which changes pressures on the roof and windows.
- A wall system the local builder will not use. A wood-frame sheet is not a concrete-block sheet.
- Egress, guards, smoke and carbon-monoxide locations, and energy paperwork that are local submittal items rather than pretty elevations.
How this is different from the studio's sealed upgrade
The engineering-stamp path on this page is yours to contract locally. It applies to any stock set you intend to build, including entry plans, and the price is whatever the professional charges. The studio path on signed and sealed house plans is optional, costs an additional $3,999, and is available only after you purchase a qualifying high-end CAD set. One is not a coupon for the other.
Entry Etsy Studio plans are unsealed and non-HVHZ. Sending one to an engineer is normal. Describing it as already stamped, or as accepted in the HVHZ, is not.
| Engineering stamp | Signed-and-sealed upgrade | |
|---|---|---|
| Purpose | The local seal the permit requires | Studio lot-adaptation of a qualifying CAD set |
| Applies to | Any stock set you will actually build | Only a qualifying high-end GCES CAD set, after you buy it |
| Price | Quoted by the Florida licensee you hire | Additional $3,999 for that tier |
| Sold at PDF checkout | No | No. It is a later order, and only on an eligible CAD purchase |
| What you can tell a building department | Ask the sealing professional | Do not describe it as an HVHZ approval or a guaranteed permit |
CAD helps, and it still is not a seal
The PDF is for printing and for the builder to read. The CAD files, DWG and DXF when the plan offers them, are what a reviewer edits. If you already know you will build in Florida, the CAD option is usually the useful one to hand over. Paying for CAD does not pay for the stamp. They are different line items.
Plan prices themselves are explained on how much house plans cost. Construction cost is a separate question, covered without a fake statewide price on cost to build a house in Florida.
Questions
Do Guini house plans come with a Florida engineering stamp?
No. All stock sets are unsealed. A Florida-licensed engineer or architect must review the drawings for your site and seal them before permit. Checkout does not add a seal to the file.
Is an engineering stamp the same product as the $3,999 signed-and-sealed upgrade?
No. The stamp is the local professional's seal, arranged by you, and it is required for a permit. The $3,999 upgrade is an optional studio service that exists only after you buy a qualifying high-end CAD set, and only when that plan offers it.
Will any Florida architect stamp a stock plan as-is?
Do not count on it. A responsible licensee reviews the lot, the structure, and the code edition. They may revise the set, reject the geometry, or limit their seal to a stated scope. The studio does not promise that a named professional will accept a particular plan.
Are basic or Etsy plans pre-engineered for Florida?
No. Etsy Studio and other basic plans are non-HVHZ stock drawings. They are not stamped, not HVHZ-approved, and not a substitute for local review.
What should I send the engineer first?
The survey, the flood and setback information you already have, the stock PDF, and the CAD files if you bought them. Tell them the county and whether the lot is in Miami-Dade or Broward so they can decide if the project is in their scope.
