Cost to Build a House in Florida
The cost to build a house in Florida is a project estimate, not a number this studio will invent per square foot. Lot, wind, flood, structure, and finishes move the bid by more than a blog average can explain. This page is the workflow Guini Design Studio recommends before anyone treats a stock plan as a budget.
These notes are general education from Guini Design Studio, owned and operated by Guini Productions LLC. They are not a site-specific engineering or architectural opinion, and they are not a permit review.
Why a single per-square-foot figure misleads
Floor area is one multiplier. It is not the estimate. A 2,000 square foot house on a flat lot with a simple hip roof is not the same bid as a 2,000 square foot house raised for flood, faced in impact openings, with a seawall and a tile roof. Publishing one Florida price per square foot would pretend those are the same house. They are not, so this guide does not do it.
Anyone who gives you a single rate without the county, the flood zone, the wind exposure, and a finish level is guessing. Use their number as a conversation, not as a budget you take to a lender.
What actually moves the bid
Group the costs so a builder can price them instead of burying them. Hard construction is the house. Sitework is everything the house sits on and connects to. Soft costs are the professional work and the fees that happen before the slab. Mixing them into one "per foot" number is how contingency disappears.
- Site and soil: clearing, fill, compaction, a difficult driveway, and whether the survey shows wetlands or easements.
- Flood: a higher finished floor means taller foundations, more stairs, and sometimes a different plan than the slab version you liked.
- Wind: opening products, roof covering, garage door, and tie-downs. Miami-Dade and Broward add HVHZ product approvals on top of ordinary wind design.
- Structure: wood frame, concrete block, and a heavy tile roof are different bids. The plan has to say which one it is.
- Waterfront work: seawalls, docks, and marine access are separate from the house and are often the largest surprise.
- Outdoor rooms and pools: a lanai, a screen enclosure, and a courtyard pool are real structures with their own trades.
- Finishes and kitchens: the range inside one plan is wide, and the plan fee does not pick your cabinets.
- Time and location: labor and material prices differ by county and by year. A number from another city is not your bid.
Soft costs that are not the builder's square
The stock plan is one soft cost. Published sets in this catalog are priced from $49 to $10,999, as explained on how much house plans cost. A qualifying signed-and-sealed upgrade is an additional $3,999 after the CAD set, not a substitute for the builder. Survey, geotechnical work when it is needed, energy calculations, permit fees, and impact fees are other soft costs. They vary by county. Call the building department for the fee schedule rather than trusting a round number.
Insurance during construction, and the insurance you hope to buy after the certificate of occupancy, are part of the owner's budget. This page does not quote premiums or promise a discount for a particular plan.
A workable estimate sequence
- Write the program: beds, stories, conditioned area, lanai or pool, and whether the lot is waterfront.
- Get the site facts: survey, flood zone, county, and a yes or no on Miami-Dade or Broward. Do this before you chase a pretty plan.
- Choose a stock set that matches those facts, or decide the project is custom. Do not force an inland cabin onto a coastal flood lot.
- Have a Florida-licensed engineer or architect say whether the stock set can be sealed for the lot or needs a redesign.
- Ask at least two licensed local contractors to price the same scope. Give them the same drawings, the same finish level, and the same exclusions.
- Separate hard cost, sitework, and soft cost in the comparison. Ask each bidder what is excluded.
- Carry a contingency for what the ground and the permit review still have not revealed. Do not spend the contingency on upgrades before you break ground.
What this studio will and will not price
We will price the plan you can download and, where the plan offers it, the MEP upgrade and the qualifying sealed upgrade. We will not price the construction of your house from a floor area. If a builder asks for CAD so they can take the plan to their framer and their truss plant, that is what the CAD option is for. Their bid is still their bid.
Browse published plans from Florida house plans or the full catalog. If nothing published fits the lot, a custom quote is more honest than a stretched stock set.

Questions
What does it cost per square foot to build a house in Florida?
This guide does not give a price per square foot. A statewide rate would hide flood, wind, structure, finishes, and local labor. Get bids from licensed contractors on your lot for a defined scope.
Does the house plan price include construction?
No. A plan fee, from $49 to $10,999 for stock sets in this catalog, buys drawings. It does not buy the house, the permit, the survey, or the contractor.
Is the sealed upgrade part of the construction bid?
No. On a qualifying high-end CAD set it is an additional $3,999 paid to the studio after the CAD purchase. The contractor's price is separate, and the upgrade is not a construction contract.
Are building-permit fees the same in every Florida county?
No. Permit fees, impact fees, and review deposits are local. Ask the building department that will receive the application. We do not publish a statewide fee.
Will a stock plan keep me on budget?
It can keep the scope still, which helps a bidder. It cannot freeze material prices or reveal a bad soil condition. A contingency still belongs in the owner's budget, and the plan is not a guarantee of construction cost.
