How Much Do House Plans Cost?

House plans in this catalog are priced as stock construction sets from $49 to $10,999. The low end is a small PDF. The high end is a large CAD set. The figure on a plan page is the figure that matters, and it appears below only after the plan is published.

These notes are general education from Guini Design Studio, owned and operated by Guini Productions LLC. They are not a site-specific engineering or architectural opinion, and they are not a permit review.

Stock-set list prices are approved from $49 to $10,999. 3 published plans are in the table, from $39 to $3,999.

What the range is buying

A stock price buys a license to build the plan once, and the files for the option you select. The PDF option is the printed construction set, delivered as a download. The PDF-plus-CAD option adds DWG and DXF files so a local architect or engineer can edit the plan. When a plan has only a CAD price, that is the stock set. The card and the table use the stored prices. They do not round a plan into a marketing tier it does not occupy.

The shop-by-price tiers on the catalog are navigation: under $100, then bands up to $10,999. They are not separate products. A plan lives in the band its base price falls into, using the PDF price when it has one and the CAD price when the PDF is not offered.

Add-ons that are not the stock price

MEP means expanded mechanical, electrical, and plumbing sheets. When a plan offers that upgrade, the usual price is $199, and the plan page shows the actual number before you pay. If a plan does not offer MEP, there is no silent $199 charge.

Engineer signatures, when a plan prices them, are a further option. When the plan does not price them, they are a quote. They are not included in the stock PDF.

The signed-and-sealed service is additional and later. On a qualifying high-end GCES CAD set the CAD price is $3,999 and the seal is an additional $3,999 after that purchase. The studio collects the survey and lot information and adapts the set to the lot. About two weeks is an estimate, not a date you can hold the studio to, and the scope depends on the site. Cheap plans and Etsy Studio PDFs do not automatically qualify.

What is not a stock price

Modifications and fully custom designs are quoted. A new bedroom, a switch from wood frame to concrete block, or a lot that will not accept the stock footprint is not a coupon off the PDF. Full permit sets that go beyond a stock adaptation are quoted too.

Construction of the house is not the plan fee. The factors, without a fabricated cost per square foot, are on cost to build a house in Florida.

How to read the live table

The table lists plans that are published on this site right now. Unpublished work is absent on purpose. If the table is empty, nothing is for sale yet and the $49 to $10,999 range is the approved span for stock sets, not a claim that every price in that span is in stock today.

A sealed-upgrade column appears only when that published plan stores one. An empty cell means the upgrade is not offered on that plan. Do not copy the $3,999 fee onto a row that does not have it.

A sensible way to spend the fee

If a local professional will adapt the plan, buy the CAD option so they are not redrawing from a PDF. If you only want to study the layout, the PDF is the smaller purchase. If you are in Miami-Dade or Broward, read the HVHZ guide before you buy an entry set you may not be able to use. The plan fee is the cheap part of a wrong fit.

A sealed-upgrade cell is the additional price after the CAD purchase, and only when that plan offers it. A dash means that option is not on the plan. Construction cost is not in this table.

Questions

How much do house plans cost at Guini Design Studio?

Stock sets are priced from $49 to $10,999. The price you pay is the published price of the option you choose, PDF or PDF plus CAD. Unpublished plans are not given a public price on this page.

Why do some plans cost under $100 and others several thousand?

Entry sets are small cabins and barndominiums with a straightforward sheet set. High-end GCES CAD sets are large houses priced at $3,999 for the stock CAD. The size, the collection, and the files are different. The low price does not include the high-end seal.

Is the engineering stamp included?

No. Stock sets are unsealed. A local Florida-licensed engineer or architect seals the project under their own agreement. The studio's signed-and-sealed upgrade is a separate $3,999 purchase after a qualifying CAD set, not a feature of every plan.

What does the MEP upgrade cost?

When a plan offers it, the usual price is $199 and the plan page shows the exact amount. It is prepared by the studio and delivered after purchase. It is not a structural seal.

Can I use the plan for more than one house?

The standard license is one build. A second build or a builder license is a separate conversation, not a right included in the download.
