Barndominium House Plans
Barndominium house plans from this studio are published stock sets for a house with a barndominium character: a simple roof, a practical plan, and a construction set rather than a mood board. The plan record tells you whether the walls are wood frame and what the roof notes say. This page does not rebrand that record as a post-frame engineering study.
Plans listed on this page are published stock sets only. Every stock set is unsealed. A Florida-licensed engineer or architect has to review it for the lot and seal it before a permit. A listing is not an HVHZ approval, not a hurricane rating, and not a promise that a permit will be issued.
1 published plan match this collection. Listed stock prices on this page run from $49 to $49.
Published plans in this collection
Prices are the stock-set price: the PDF price, or the PDF + CAD price when that is the only option. They are not a construction bid, a professional seal, or an HVHZ approval.
Read the wall and the roof before the nickname
A barndominium can mean a post-frame shop with living quarters, a wood-frame house in a metal-building silhouette, or a hybrid a builder has constructed before. Those are different structures. Guini's published entry sets describe their own walls, roof pitch, and foundation on the plan page. If the walls are 2x6 studs and the roof is pre-engineered trusses, that is the house. It is not secretly a red-iron building, and it is not a concrete-block house.
Trusses on a small house are often engineered by the truss manufacturer for the loads the local code requires, using the reactions the builder submits. That manufacturer engineering is not the same thing as a Florida seal on the architectural set, and it is not something this website can promise from a floor plan.
What the set is for
The entry sets are construction documents for a small house: plans, elevations, framing, and the schedules the listing describes. PDF pages are the printed set. CAD, when you buy it, is the editable DWG and DXF a reviewer can change. MEP sheets, when the plan offers the upgrade, are a further purchase. The usual MEP price is $199 when the plan shows that upgrade.
Prices are whatever the published plan stores. The approved catalog runs from $49 to $10,999, and the lower band is discussed on cheap house plans and how much house plans cost. Do not expect the $3,999 sealed upgrade to attach to an entry barndominium. That upgrade is for a qualifying high-end CAD set only.
Florida, wind, and the HVHZ
You can take a stock barndominium to a Florida-licensed engineer or architect and ask them to review it for a Florida lot. That is a normal use of a stock set. It does not make the file a Florida house plan in this collection's Florida sense, and it does not make it HVHZ-ready. Etsy Studio barndominium plans are non-HVHZ. They must not be described as approved, certified, or accepted in Miami-Dade or Broward.
If the lot is in those counties, start with the HVHZ guide before you spend the plan fee. If you need block walls, start with concrete block house plans instead of converting a stud barndominium in your head.
Shop and living under one roof
The useful question is how the work bay and the living bay meet: the sound, the door between them, the insulation at the metal roof, and whether a car or a tractor shares air with a bedroom. A small one-story barndominium can be a clean answer. It is still one story of the plan you bought, not a blank shell you can stretch without a revision.
One-story Florida collections on this site do not absorb every one-story barndominium. A barndominium is listed with Florida one-story plans only when its own record is Florida-oriented. Otherwise it stays here.
Questions
Are these post-frame engineered barndominiums?
Only if the published plan says so. Many entry sets are wood-frame houses with a barndominium plan and a metal roof note. Read the wall and roof lines on the plan. This page does not add a structural system the sheets do not have.
Do barndominium plans include a Florida stamp or HVHZ approval?
No. They are unsealed stock sets. Etsy Studio plans in this family are non-HVHZ. A local Florida-licensed engineer or architect has to review and seal a set before a Florida permit.
Can I add the $3,999 signed-and-sealed upgrade to a barndominium PDF?
Not by default. That additional fee is for a qualifying high-end GCES CAD set after you buy the CAD. An entry barndominium does not qualify just because it is a house plan.
Why is a one-story barndominium missing from the one-story Florida page?
Because that page lists one-story plans that are also Florida-oriented in their own record. A general barndominium stays on this page.
What do I receive at the listed price?
The stock option you select on the plan: PDF, or PDF plus CAD when that option exists. MEP is extra when offered. The seal is not included.
