One-Story Florida House Plans

One-story Florida house plans are published single-level houses whose own record is Florida-oriented: coastal, Mediterranean, waterfront, concrete block, lanai, courtyard, or a Florida sealed upgrade on that plan. A loft cabin and a general barndominium are not moved here just because they have no second floor.

Plans listed on this page are published stock sets only. Every stock set is unsealed. A Florida-licensed engineer or architect has to review it for the lot and seal it before a permit. A listing is not an HVHZ approval, not a hurricane rating, and not a promise that a permit will be issued.

No published plan matches this collection right now. Unpublished designs are left off this page on purpose.

Designs still in review are not listed, not priced here, and not for sale on this page. You can browse the catalog or ask about a commission.

Why one story is a site decision

A single level is easier to live in and often easier to frame, and it spends more of the lot on footprint. In Florida the catch is vertical, not horizontal. Flood zones regularly require the finished floor to sit above a mapped elevation. A plan drawn as a slab at grade can become a house on fill, on a stem wall, or on piles. That change adds stairs outside even when the living area is still one story, and it can erase the "no stairs" reason you chose the plan.

Ask the flood question before you filter by bedrooms. A beautiful one-story plan on the wrong elevation is a redesign.

What is deliberately left off this page

Story count has to be 1, not 1.5 and not 2. An A-frame with a sleeping loft stays with the cabin plans. A one-story barndominium stays with the barndominium plans unless its published record is actually a Florida design. The point is to keep this page from becoming a duplicate of the whole catalog with the words "one story" pasted on top.

Look at A-frame cabin plans and barndominium house plans for those houses, and at cheap house plans if the budget for the drawings is the real filter.

Roof span, lanai, and aging in place

Without a second floor, the roof spans the full living area. A simple hip or gable over a compact plan is a different structure from a long, thin ranch with a heavy tile roof and a deep lanai hanging off one side. The lanai is often why someone wants one story in Florida: the indoor room and the outdoor room on one slab. That slab is the flood problem again. It is also a structural connection the seal has to cover.

Plans that actually record a lanai are on house plans with a lanai. One-story Mediterranean courts are on Mediterranean Florida house plans.

How to compare two one-story plans

Compare footprint to the buildable area, not to the lot size on the listing. Compare conditioned area to the lanai so you know what is air-conditioned. Compare the wall system so you do not treat a wood plan and a CMU plan as interchangeable. Then compare price, remembering that the plan fee is not the cost to build.

Questions

What counts as a one-story Florida house plan here?

A published plan with a story count of exactly one, whose record is also Florida-oriented. Lofts counted as 1.5 stories are excluded. General one-story cabins without Florida attributes are excluded. Drafts are excluded.

Are one-story plans slab-on-grade?

Only if the plan says so. Even then, a flood zone may prohibit that slab. The stock foundation is not a flood determination for your lot.

Do one-story plans avoid engineering?

No. They are unsealed stock sets. Roof span, wind, flood, and the lanai connection still need a Florida-licensed engineer or architect before permit.

Is a one-story plan better in a hurricane?

Not as a rule this site will make. Height, roof shape, openings, and connections decide the wind design. One story is not hurricane-proof and not an HVHZ approval.

Will a small one-story plan qualify for the $3,999 sealed upgrade?

Not unless that specific plan is a qualifying high-end CAD set that offers the upgrade. One story is not the qualifier.

Know the flood zone before you pick a one-story plan

If you have it, include it with the lot width. A single-level plan that has to be lifted is a different project.
