Waterfront House Plans for Florida
Waterfront house plans for Florida are published sets that record a waterfront condition or a seawall in the plan itself. The house is drawn with the water as a site fact, not as a backdrop added in a rendering. A coastal-looking elevation on an inland lot is not listed here.
Plans listed on this page are published stock sets only. Every stock set is unsealed. A Florida-licensed engineer or architect has to review it for the lot and seal it before a permit. A listing is not an HVHZ approval, not a hurricane rating, and not a promise that a permit will be issued.
1 published plan match this collection. Listed stock prices on this page run from $3,999 to $3,999.

Prices are the stock-set price: the PDF price, or the PDF + CAD price when that is the only option. They are not a construction bid, a professional seal, or an HVHZ approval.
The water is a boundary condition
A waterfront lot usually brings a seawall or a natural edge, a setback measured from that edge, a flood zone, and wind that is less shielded because the fetch over the water is open. Those facts change the finished floor, the foundation, and sometimes which rooms can sit on the ground story. They do not change because a plan is attractive from the canal side.
Docks, boat lifts, and riprap are often separate permits with separate drawings. A house plan that faces the water does not authorize a dock. If the published specs mention a seawall, that is a design assumption on the sheets, not a survey of your seawall.
How this differs from a coastal plan
Coastal plans deal with salt, light, and proximity to the shore. Waterfront plans deal with a lot that fronts the water. Some houses are both, and they appear on both pages only when both descriptions are true in the record. Start with coastal Florida house plans if you are near the coast and not on the water.
A pool on a waterfront lot is often in the yard between the house and the seawall. That is not a courtyard pool unless the plan says the pool sits in a court. The two collections are kept apart on purpose.
Price, CAD, and the sealed upgrade
A high-end waterfront CAD set in the GCES tier is priced at $3,999 for the stock CAD drawings. If that plan is published and offers the signed-and-sealed upgrade, the upgrade is an additional $3,999 after the CAD purchase, with survey and lot adaptation, on the schedule described as an estimate of about two weeks. If the plan is not published, it is not listed on this page and it is not for sale here.
The upgrade is not a flood certificate and not an HVHZ approval. Read the service on signed and sealed house plans before you add it. Entry-priced plans do not inherit that upgrade because they are also houses.
What to have before you choose
The survey should show the water edge, the seawall if there is one, the easements along it, and the elevation information you already paid the surveyor to collect. Zoning often limits how close the house can sit to the water, which can eliminate a plan whose depth looks fine on a rectangular inland lot.
- Confirm the flood zone and the required finished-floor elevation before you fall in love with a slab detail.
- Ask whether the lot is inside Miami-Dade or Broward. Waterfront and HVHZ are different facts that can both be true.
- Decide whether a dock is part of the project. If it is, it needs its own path.
- Read the plan's wall system. Waterfront does not mean concrete block unless the sheets say so.
Questions
Which plans are listed as waterfront house plans?
Published plans whose record mentions a waterfront condition or a seawall. Coastal plans without that language are not copied onto this page. Unpublished studies are not listed or priced here.
Does a waterfront plan include a seawall design for my lot?
No. If a plan mentions a seawall, that is a design assumption in its own specs. Your seawall, your setback, and your flood elevation have to be reviewed for your survey. The stock set is unsealed.
Is the $3,999 waterfront CAD set the same as the sealed set?
No. $3,999 is the stock CAD price for that high-end tier. The signed-and-sealed service is an additional $3,999 after you buy the CAD set, and only when the plan offers it.
Are waterfront plans approved for hurricanes?
No. They are not hurricane-proof, not HVHZ-approved, and not a permit guarantee. Open water can increase wind exposure. That is a reason for local engineering, not a reason to skip it.
Can you match a plan to my canal lot from a photo?
No. A photo cannot show flood elevation, easements, or the condition of a seawall. A survey is the document that matters.
