Florida House Plans with a Courtyard Pool

Florida house plans with a courtyard pool put the water inside the figure of the house, in a court bounded by rooms, rather than on the back fence line. This page lists a plan only when the published record shows both a courtyard and a pool. A backyard pool, or a waterfront lot with a pool beside the seawall, is a different plan.

Plans listed on this page are published stock sets only. Every stock set is unsealed. A Florida-licensed engineer or architect has to review it for the lot and seal it before a permit. A listing is not an HVHZ approval, not a hurricane rating, and not a promise that a permit will be issued.

No published plan matches this collection right now. Unpublished designs are left off this page on purpose.

Why the court changes the house

A courtyard pool is a planning idea before it is a finish. Bedrooms and the main room look into a private outdoor space instead of over a rear yard. That can shorten the path from the kitchen to the water, quiet the pool from the street, and give the house its daylight in the middle of a deep plan. It also means the house is wrapped around something that splashes, drains, and has to be fenced from unsupervised children.

The court has to get rain out. Florida storms drop a lot of water on a small paved space. The pool equipment has to sit somewhere it can be serviced, usually not in the prettiest corner of the loggia. None of those decisions are solved by the words "courtyard pool" in a title.

The pool is not a symbol on the floor plan

A house plan that shows a pool is not a pool permit set. Structure of the shell, circulation, barriers, and equipment are their own drawings. The studio's Pool Department is where small pool studies live, and those studies are also unsealed and not for the HVHZ. A house listed on this page does not include a sealed pool package.

Screen enclosures and pool cages are products with their own wind limits. In a wind-borne debris region, and especially in Miami-Dade or Broward, the enclosure is a product-approval question. It is not included because the rendering shows a screen.

What this page refuses to mix in

A plan with a pool but no courtyard stays off this page. A courtyard with planting and no pool stays off this page. Unpublished courtyard studies stay off this page even if they have been drawn. That keeps the collection from becoming a doorway of near-misses.

If you want the outdoor room without the water, start with house plans with a lanai. If the water you care about is the lake or the canal in front of the lot, start with waterfront house plans.

Lot size is the first filter

A court wide enough for a pool, a walkway, and planting has to fit inside the setbacks, not inside the property line. Narrow lots often want a side court that is really a light well. That can be beautiful and it may be too tight for swimming. Measure the buildable width before you fall for the plan.

One-story courtyard houses spend more of the lot on footprint and less on stairs. Two-story houses can wrap a smaller court with more rooms looking down. Neither is better until the survey is on the table.

Questions

When does a plan appear under courtyard pool?

Only when it is published on this site and the plan record itself indicates both a courtyard and a pool. A rear-yard pool is not enough. Drafts are not listed.

Does the house plan include sealed pool engineering?

No. The house set is unsealed, and the pool is a separate scope. Pool studies from the studio are also unsealed and are not HVHZ documents.

Is a courtyard pool plan hurricane safe because the water is inside the house?

No. The location of the pool does not rate the roof, the windows, or the screen enclosure. Nothing on this page is hurricane-proof or HVHZ-approved.

Can I add a courtyard pool to a plan that does not have one?

That is a modification, not a filter. It changes structure, drainage, and usually the rooms around the court. Ask for a quote rather than assuming the stock sheets can absorb a pool.

Are cheap plans in this collection?

Only if a published low-priced plan truly has a courtyard and a pool. Price does not place a plan here, and a low price does not include pool engineering or a seal.

Have a lot that wants a private court?

Send the buildable width and whether the pool is essential or optional. A honest fit is more useful than forcing a stock plan around a pool it does not have.
