Florida House Plans
Florida house plans on this page are published stock construction sets from Guini Design Studio, the house-plan studio of Guini Productions LLC. They are drawings you can buy. They are not a permit, not a seal, and not an approval for any particular lot.
Plans listed on this page are published stock sets only. Every stock set is unsealed. A Florida-licensed engineer or architect has to review it for the lot and seal it before a permit. A listing is not an HVHZ approval, not a hurricane rating, and not a promise that a permit will be issued.
1 published plan match this collection. Listed stock prices on this page run from $3,999 to $3,999.
Published plans in this collection
Prices are the stock-set price: the PDF price, or the PDF + CAD price when that is the only option. They are not a construction bid, a professional seal, or an HVHZ approval.
What this collection includes
A plan is listed here only when it is published for sale on this site and its own record is Florida-oriented: Mediterranean, coastal, waterfront, courtyard pool, lanai, concrete block, or a Florida signed-and-sealed upgrade offered on that CAD set. General cabin and barndominium sets stay on their own pages unless the published record actually says they are a Florida design.
Designs still in review are not listed and are not given prices or product markup on this page. The full catalog shows the same published-only rule.
What you still need before a Florida permit
Every stock set is unsealed. Before a building department will treat the drawings as permit documents, a Florida-licensed engineer or architect has to review them for the lot you actually own and seal the work they take responsibility for. That review looks at the site, not at the name of the plan: flood zone, soil, setbacks, wind exposure, and whether the lot sits in the High-Velocity Hurricane Zone.
Buying a PDF does not include that seal. Florida house plans with an engineering stamp explains the local review. Signed and sealed house plans describes the separate studio upgrade, which applies only after you buy a qualifying CAD set.
- A current survey, and any geotechnical information the reviewer requests.
- The flood zone, finished-floor requirement, and zoning setbacks for the parcel.
- A determination of wind exposure and whether the parcel is inside Miami-Dade or Broward.
- Product choices for windows, doors, and roofing that the reviewer can actually specify.
Stock plans are not HVHZ plans
Miami-Dade and Broward are the High-Velocity Hurricane Zone. A stock set drawn for ordinary use is not HVHZ-approved, HVHZ-ready, or certified for those counties. Entry Etsy Studio plans are non-HVHZ and are not represented here as hurricane products. Read HVHZ house plans before you treat any catalog drawing as a South Florida permit set. Wind design in general, outside that label, is covered under hurricane resistant house plans.
How to choose among the published sets
Start with the lot, not the elevation. A one-story courtyard house and a two-story waterfront house answer different surveys, different roof spans, and different flood conditions. Use the style pages below when you already know the building character you want, and use the price guide when you are comparing a small PDF with a high-end CAD set.
The approved range for stock sets in this catalog is $49 to $10,999. The cards on this page show only the price stored on a published plan. Nothing is invented to fill an empty style.

Questions
Are these Florida house plans ready to submit for a permit?
No. They are stock construction sets. A Florida-licensed engineer or architect must review the set for your lot and seal it before permit. The studio does not guarantee that a building department will approve a submittal.
Do Florida house plans in this catalog include an HVHZ approval?
No. No stock plan on this site is sold as HVHZ-approved or HVHZ-certified. Miami-Dade and Broward projects need project-specific design and product approvals, which a local professional has to assess.
Why are some Guini plans missing from this page?
Unpublished and in-review designs are hidden. A published plan is also left off this page when its record is not a Florida-oriented design, such as a general barndominium or A-frame with no Florida attributes.
Can I add the signed-and-sealed upgrade to any Florida house plan?
No. The $3,999 signed-and-sealed service is an additional purchase after a qualifying high-end GCES CAD set. It is not an automatic upgrade on lower-priced PDF plans.
Who publishes these plans?
The site is owned and operated by Guini Productions LLC. Plan credit for the studio is Designed by Guini Productions LLC - Guini Design Studio. An individual plan card shows that plan's own design credit when the record has one.
